What is the RealPage lawsuit about?

The RealPage lawsuit claims landlords used RealPage's rent-pricing software to set rents together instead of competing. The renters who sued say the defendants agreed to push up apartment rents across the country and shared sensitive pricing and leasing information through the software. They say this broke federal and state antitrust laws and made renters overpay.

Several renter lawsuits were combined into one federal case (multidistrict litigation No. 3071) before Judge Waverly D. Crenshaw, Jr. in Nashville. The settling landlords and managers deny wrongdoing, and the court has not decided who is right. RealPage itself has not settled, and the case continues against the defendants that have not. Those named in the court notice include RealPage, Essex Property Trust, Independence Realty Trust, Morgan Properties, Thoma Bravo entities, UDR and ZRS Management. On October 2, 2026, the renters asked the court to let that part of the case go forward as a class action, which is separate from the settlement money you can claim now.

What is in the RealPage settlement?

The RealPage settlement is two sets of class settlements that share one class and one fund. Set 1 was 26 settlements with 27 defendants for $141,800,000, preliminarily approved on November 21, 2025. Set 2 was 11 settlements with 14 defendants for $218,125,000, preliminarily approved on May 22, 2026. On October 15, 2026, the court gave final approval to all 37, which total $359,925,000 in cash.

Settling defendants include Greystar, Cortland, Equity Residential, Camden Property Trust and Mid-America Apartment Communities. Beyond money, they agreed not to feed RealPage nonpublic data for competitor pricing, not to use RealPage software that relies on such data, and to cooperate against the remaining defendants. Most also agreed not to enforce arbitration clauses or class action waivers against class members on these claims.

Who qualifies for the RealPage class action settlement?

You are in the settlement class if, at any time from October 18, 2018 through November 21, 2025, you paid rent directly to the owner or manager of a U.S. apartment building or community licensed to use RealPage's pricing software: Lease Rent Options (LRO), YieldStar or AI Revenue Management (AIRM). Businesses that rented count too, and so do U.S. territories. Multifamily means a building or community with more than one rental unit.

You can claim only rent you paid directly. If roommates or partners each paid rent, each person files for their own share. Defendants, companies that license the software and their officers, governments, the presiding judge and the judge's family and staff, jurors, and people the court excluded at their request are not in the class. The opt-out deadline was September 22, 2026.

How do you check if your building is on the RealPage property list?

Search the Property List on the official RealPage settlement website. The lookup takes a property name plus one other detail, or a street address plus a city or state, and the form also has a ZIP code field.

If your building does not show up, or the result is unclear, you can still file a claim for review. But the official notice says payments go only to people who rented a unit on the Property List. So the main reason to file anyway is that your building may be listed under its legal or former name. Check old leases and rent receipts for that name.

How much money will you get from the RealPage settlement?

No one can tell you yet how much you will get. The official FAQ says it is not known whether, or exactly how much, each class member will receive. First, court-approved costs come out of the $359,925,000. On October 15, 2026, the court approved $119,975,000 in attorneys' fees (one-third of the fund) plus interest, $14,674,964.91 in case expenses plus interest, $3,500,000 set aside for future case costs, and $10,000 for each of the 10 renters who led the case. Taxes and the cost of notices and claims processing are also paid from the fund.

What is left, the net fund, is split by a court-approved formula. Your share is based on the rent you paid at a qualifying property during the class period. It is adjusted by an expert's overcharge estimate for your market, or 2% where there is none. The smallest payment is $10. How much you get also depends on how many people file. For whether a payment counts as income, see are class action settlements taxable.

What proof do you need for a RealPage settlement claim?

The claim form asks you to list each eligible address with its unit, lease start, number of months and monthly rent. For each address you need documents covering at least one month and year in which you personally paid rent directly to the owner or manager during the class period. The administrator matches them to its rent records.

If you got an email or postcard, sign in on the claim page with your Notice ID and Confirmation Code. The online form may already show rental details linked to your notice; check them, and upload proof for anything missing or wrong.

  • Documents that may be accepted: a lease, renter's insurance, a renewal letter, a rent ledger from your landlord or resident portal, a move-in or move-out statement, or a portal payment confirmation. Bank statements showing rent (black out other lines), canceled checks and money order receipts can also work.
  • If your name changed since you rented, list your former name and upload a document linking the two, such as a marriage certificate, divorce decree, court order or updated government ID.

How do you file a RealPage settlement claim?

Filing online on the official claim page is the recommended way. You can also mail the paper claim form to RealPage Rental Software Antitrust Litigation, Settlement Administrator, Attn: Claim Forms, P.O. Box 119, East Brunswick, NJ 08816-9998. Online claims must be submitted, and paper forms received, by 11:59 p.m. EST on January 29, 2027. For other questions by mail, the administrator uses P.O. Box 59 in the same city and ZIP code.

You sign the form under penalty of perjury and choose PayPal, Venmo, Zelle, a virtual prepaid card or a paper check. The administrator may ask for more documents, and a claim without acceptable proof may be rejected, so keep copies of everything you send.

When will RealPage settlement payments be sent?

No payment date has been published. The official website says there will be no payments at this time and money will be paid later. The court notice says the money will be paid when the lawsuit ends or when the court orders it. Treat any payment date that does not come from realpagerentalsettlement.com as unconfirmed.

How is the DOJ RealPage case different from the renter settlement?

The Justice Department case is a separate government lawsuit, and it does not pay renters. The DOJ and eight states sued RealPage on August 23, 2024, in federal court in North Carolina. They said RealPage's software let landlords share private rent data, which hurt competition, and that RealPage illegally held a monopoly on rent-pricing software. The DOJ filed a proposed settlement with RealPage on November 24, 2025. It was published in the Federal Register on December 5, 2025, and the court entered it as a Final Judgment on May 19, 2026.

That judgment limits how RealPage's software may use nonpublic competitor data and puts RealPage under a court-appointed monitor. It is set to expire seven years after entry unless the court extends it. It does not pay renters. The states that sued alongside the DOJ were not part of that settlement, and on October 2, 2026, North Carolina's attorney general said the court had refused RealPage's request to dismiss their claims. North Carolina's separate $7 million settlement with Greystar, announced November 20, 2025, does not describe payments to renters. Renter money from the class settlements is claimed only through the official settlement website.
